• Possibility of use as offices (ARB) or apartments (see submitted plans, new ones marked in red).
• Usable area: 928.33 m² plus additional space of 82.27 m², total area — 1,010.60 m².
• Number of units: 30.
• Total number of floors: basement floor (KG), ground floor (EG), 1st floor, 2nd floor, 3rd floor, 4th floor, 1st attic floor (1.DG).
• Valid building permit.
• Current condition: vacant plot for development (Baulücke).

The new plan is optimized for short-term rental. The basement floor includes a fitness room and sauna.

The project has a building permit, and all necessary documents are available. According to the approved project, it is possible to build 16 residential units and 7 parking spaces.
