District 9 (Alsergrund) – a pearl of the intelligentsia and students

Vienna is one of the most beautiful and expensive places in Europe. The city consists of 23 districts, each with its own number and name. The first is the historic centre, where the largest architectural monuments are located. It is surrounded by nine districts, which are considered the best for living.

Vienna’s ninth district

In 1862, the 9th district, Alsergrund, was annexed to Vienna and is rated as one of the most expensive districts (€9,060 per m²). The area is about 2.97 km² and the population is 41,812. The district is considered one of the most attractive for potential investors.

Alsergrund is bordered by the Inner City to the southeast, Josefstadt to the southwest, Hernals and Währing to the west, Döbling to the north, and Brigittenau and Leopoldstadt to the east.

The common border with District 1 draws a large flow of tourists to District 9. Alsergrund is home to many famous monuments.

Architecture

Municipal buildings, Art Nouveau and Biedermeier buildings distinguish the architecture of District 9 from the rest. The Alsergrund is very densely built up: about 1600 residential buildings, 120 of which were built after 1991. It is almost impossible to find new construction sites, so the buildings are being renovated with the addition of attic floors. According to statistics, the average apartment area is about 78 m². Infrastructure

  • Wien Franz-Josefs-Bahnhof is one of Vienna’s five railway stations and the terminus of the railway. There is no metro station nearby. It is used for suburban traffic – Krems, Tulln and St Pölten trains. Regional trains run from the station several times a day to České Velenice and Gmünd;
  • Metro lines 4 and 6 pass through the district, metro line 2 passes through the district’s border with the Inner City, and there are 10 tram lines.

Educational institutions

Alsergrund is considered to be a neighbourhood of intellectuals and students. This is another advantage for renting/purchasing an apartment in District 9. On the territory are located:

  • Faculties of the University of Vienna. The University of Vienna is one of the oldest and largest universities in Europe. About 92,000 students study there. The university offers about 130 courses;
  • Medical University of Vienna;
  • Vienna Medical and Surgical Academy is an educational institution founded in 1785 to train military doctors;
  • Vienna University of Economics, which is the largest university in Europe;
  • French Lyceum, which is considered one of the best institutions for learning French;
  • Rossauer Kaserne barracks, which is home to the Austrian Ministry of Defence and Sport.

Medical infrastructure

Not only educational institutions and old houses are the pride of the Alsergrund. A hospital and a children’s hospital are located in District 9 too.

  • Central Vienna Clinical Hospital (Allgemeines Krankenhaus der Stadt Wien, AKN Clinic) is one of Austria’s leading medical institutions. The hospital was founded in 1693. Every year, about 1.5 million outpatients and more than 100,000 inpatients from all over the world visit the institution. It employs more than 9,000 people, 1,600 of whom are Austrian doctors;
  • St. Anna Kinderspital was founded in 1837. A specialised oncology centre was added in 1978. The hospital has the country’s largest Institute for the Study of Childhood Cancer. Today, this hospital is one of the best in Austria for the diagnosis and treatment of haematological diseases.

Educational institutions and various medical facilities explain the large number of doctors and students living in the area. These factors drive the need for rental accommodation. To rent an apartment/house in Alsergrund, on average, you need to pay €13.10/m² per month.

Architectural monuments:

  • Sigmund Freud’s apartment and museum (Berggasse, 19). Freud lived in this house from 1891 until his emigration;
  • Josephinum (museum of the history of medicine);

Supermarkets

The quality of food in Vienna’s supermarkets is very high.

Spar and Billa supermarkets have a lot of ready-to-eat and “to go” food, and Zielpunkt and Hofer supermarkets have products for those who cook at home.

The markets are open from 8:00 to 20:00 from Monday to Friday, from 8:00 to 18:00 on Saturday, and almost all stores are closed on Sunday. There are some supermarkets that are open.

Among them is the Spar supermarket in the Alsergrund, which is located near the Wien Franz-Josefs-Bahnhof station and does not close on weekends. This is very important, especially for new residents.
